Please follow the below instructions on how to submit your offer.
Thank you for your interest in one of our properties, the sellers usually process and or review several offers at one time. In order to get your buyer the fastest response possible we have created a checklist. Before you submit your offer, please review the following and make sure your offer adheres to the standards below and that you are including all necessary items and no unnecessary paperwork.
We have two ways to submit offers, either way is fine...
- Submit offer via e-mail to OFFERS@FRANKGUARD.COM
- Submit offer via link below for that specific property.
- Submit as one PDF attachment.
- Must include the following:
- R.P.A. (must be current)
- Copy of E.M.D. (Minimum $2,000 or 3% of the purchase price; cash transactions require 10% on REOs)
- Proof of funds dated 30 days or less.
- Direct lender approval/Qualification letter.
- Direct lender cross qualification letter (if applicable per MLS)
- Fico score for all borrowers.
- Agency disclosure.
Please make sure before you send your attachment via e-mail that all attached pages are legible.
Do not send any other disclosures at this time.
- If the property you are submitting an offer on is a foreclosure, please understand and advise your clients that most foreclosures are sold AS-IS and any repairs required must be negotiated prior to acceptance.
- Buyers are responsible for city 9-A report and city transfer tax (if applicable per MLS)
- All foreclosed properties are subject to "BANK ADDENDUMS"
- Not all offers are countered.
- Submit highest and best, and please indicate "highest and best" on offer
- If MLS states to submit highest and best, this is due to property receiving multiple offers during its 1st days in the market. We will not place in the MLS to submit highest and best unless we feel property is extremely under priced by seller or if we have received a lot of activity during its 1st days on the market.
- Cash offers-EMD must be delivered 48 hours from final seller approval.
- Cash offers-no concessions are allotted, so please do not place in the contract!
We attempt to process all offers as quickly as possible, we typically send out confirmation e mails acknowledging the offer was received. When we have a response we will let you know, so please make sure that you have supplied us with your correct e-mail and phone number(s) on the R.P.A.
